That’s why setting clear, respectful habits from the start is key. Here’s how to make sure everyone feels comfortable, respected, and at home:

That said, when something comes up—whether it’s something a housemate said or did—it’s natural to want support from management. However, we’ve learned that direct communication between housemates is almost always more effective, respectful, and sustainable than involving the office as a first step.

Here’s why:

Imagine you're on the receiving end of a complaint and the office reaches out to you about it. You’d likely feel caught off guard, maybe even hurt. You might wonder,
“Why didn’t my housemate just talk to me about this directly?”
“Why am I hearing about this from management instead?”

This kind of indirect communication can make small issues feel bigger than they are—and create unnecessary tension.

That’s why our house guidelines include:

Rule #2: Expect conflict to happen
Rule #3: When conflict arises, talk to the person directly

In most cases, the person causing the issue isn’t even aware of their impact. A simple, honest conversation can clear things up quickly—and usually resolves the issue on the spot.

Here’s a conversation starter you can use:

“Hey, is now a good time to talk? I just want to bring something up in a respectful way. I like and respect you, and I’d want someone to talk to me directly if the roles were reversed. When X happened, it made me feel Y. I’m guessing you didn’t realize, so I just wanted to share it so we can stay on the same page.”

This approach typically leads to understanding, a sincere apology, and a plan to avoid the issue in the future. Both people walk away feeling heard and respected—and often, these conversations even strengthen the relationship.

That’s why it’s essential to be mindful of each other’s routines and do our part to create a peaceful, respectful living environment. Here are some simple but effective tips to help on both sides:

If you're a light sleeper, consider investing in a white noise machine, which can help mask low-level sounds from around the house. These are widely available online and in stores. Some housemates have also found that pairing white noise with earplugs makes a big difference in improving their sleep quality.

As outlined in the House Rules, guests are welcome, but we ask that you notify others when you have someone visiting. Walking into the house and encountering someone unfamiliar can be unsettling and create a less-than-safe environment. A simple text to the house letting everyone know, for example, " Hey guys, my friend Dave is coming by to hang out this afternoon before we head to the concert ," is all it takes. This isn’t about asking for permission; it’s about respecting the shared space and keeping communication open.

The same principle applies to having a significant other over. If your loved one is staying for fewer than three days, just send a message to let everyone know. If they’ll be staying longer than three days, you’ll need to get approval from all housemates. Our spaces aren’t designed for cohabitation, and county regulations prohibit two people living together in one room in a co-living house—something that could result in a fine, which no one wants to deal with.

Remember, when you signed up for co-living, you agreed to share your space with a specific number of roommates. If your significant other stays longer than three days at a time, that counts as cohabitation and can create issues if the rules aren’t followed.

It’s also crucial to note that guests must always be accompanied by the tenant. One of the key reasons people choose to live in a shared community is the comfort of knowing everyone is on the same page. All tenants have been background-checked, agreed to the house rules, and are committed to maintaining a safe and respectful environment. As a guest’s host, you’re responsible for them, and if you’re not present, it could expose you to potential liability, which is something we’d all like to avoid. It’s a simple precaution—ask your guests to leave with you and to only come over when you’re at the house.

How To Properly Engage Another Roommate Regarding Conflict

Co-living is a communal experience that helps many people thrive, through shared space and shared experiences. However, we are also human creatures with full lives and emotions that we try to balance.

When engaging an offending party, it is often done after we have unfortunately let the offenses pile up. After all, no one wants to be the nag in a house; or be that person that complains about all the little things.

But there is a scenario that we want to avoid, called Death By 1,000 Papercuts . Each one of those little offenses is a papercut that, by itself, doesn’t do much harm, if any. But when they are stacked on top of each other, it becomes daunting.

We avoid this tipping point by engaging the other person because chances are, they don’t even realize what they’ve done that is bothering you. Rarely does someone wake up in the morning with clear intent to bother someone in the house.

“Hey, let me see what I can do to really upset my housemate today…”

Instead, that person is just living their best life, unaware of how their actions or words sent a ripple effect into your life.

So how do you best engage that person? It’s easy with these 3 steps:

Engage the other party with something positive about your relationship thus far. You two have lived in the house for some amount of time, and even if your interactions have been sparce, there is something there to lean upon. “Hey my friend, I’ve not been able to chat with you much but have enjoyed being a good roommate here with you thus far. You seem like a great person from everything I’ve experienced and I have enjoyed you as a room mate myself. Can I share something with you if you have a few moments?”
Then, share the item that is bothering you, stating the facts without conclusions, and offering a solution. “I wanted to share something with you that I’m willing to bet you aren’t aware of, and anytime I’ve been in those shoes, I just want someone to tell me. Afterall you can do something with facts, but can’t do anything if no one tells you about it. When you come home at midnight and you have your boots on, it makes a lot of noise when you go up and down the stairs. I’m sure it’s an oversight, like I mentioned before. If you wouldn’t mind, could you possibly drop off your boots at the front door so as to minimize the noise?”
Then, End on a positive note. Once you offer the solution, the other person will most likely offer an apology, agree to your request, or even offer an alternative solution. In either scenario, end on a positive note of appreciation. “Thanks for hearing me out and working with me on this. I appreciate you.”

As a result, you feel heard and understood while the other person feels that you approached them with respect. A moment that started off as conflict, a paper cut as it were, has now turned into a bonding opportunity and brought both people closer together.

You’re thinking of ways to save money on rent and thought about renting a room in someone’s house. I’ll break it down for you today by looking at the most important things to know:

How to find a room for rent

You would think it would be as easy as pulling up your google search and typing in “rooms to rent near me” or just room rental. But renting a room is the wild, wild west of real estate. Lots of fake sites, scammers, or people who want to charge you money for information that is free.

Here’s what you do:

When you search for “room rentals” on google, go down to the business section and look for businesses who run the house. This way you get someone reputable that isn’t just stuffing people in houses to make a quick buck or paid enough money to get ranked. They are a real business verified and vetted by google.
Craigslist is also an option. They have an entire section dedicated to room rentals. You can narrow it down by zip code even.
The most important tip is to know what other words to search for. Room Rentals are also known as “coliving”, spelled with or without a dash. Instead of just searching for “room rentals”, also search for “coliving near me” or “coliving communities”. This is a game changer and will open up your searches to the rest of the market.

What to look for

Now you know where to look, let’s talk about what to look for. You’ve looked through google, craigslist and even expanded to look for coliving properties.

1Look at their social media (think facebook and Instagram) for legitimacy. Is their social media more than a year old? Are there semi regular posts?
Check out their reviews on google and facebook? These are key to finding direct feedback from others. You’re not looking for nothing but 5 star reviews where the business owner got their friends and family to provide input. Instead, you want real customer feedback.
Wherever you see an ad, look at the photos. Professional photos tell you a lot about the provider. If they aren’t willing to put the effort in on the front end to stage the place nicely and take good photos, then that lack of attention is also the level of service you can expect from them once you move in.

We’re in the home stretch. You found some places then used the reviews, pictures, and social media to narrow it down. Before you make your choice, it’s important to know the major pitfalls you want to avoid:

Month to month leases – yeah they sound like a good idea because they maximize flexibly. But we found through all of our research that short term people create short term problems. Better to have a provide with longer term leases that also have a structure for dealing with any challenges or conflicts that arise.
Maintenance can make or break your experience with a place. If they do not have a full time maintenance person, or better yet maintenance team, then expect any problems you have to get addressed days later instead of hours.
If you’re only getting rent and utilities for your payment, then you’re going to be surrounded by others who treat the place and ultimately YOU as a transaction. Seek out places that hosts events and look for way to invest back into you and the house. If the house is not built with intention to create communitas, or ultimately a sense of shared responsibility, then you will be left with the bad experiences we all dread.

A power outage can occur if:

A crew is repairing a power line nearby and have to turn power off. Occasionally crews do not have time to notify everyone.
Construction work requires a planned (notified in advanced) or an unplanned power outage occurs.
Water bill is past due and disconnected (typically receive a notice on bill and phone call prior to disconnection).

Steps

Check front door for possible notice of planned water outage or repair crew on street.
If outage in neighborhood, check Duke’s Outage Map
All properties are on auto draft for payments. However, if past due bill needs to be paid, contact our offices at info@CommunityRoomRental.com .
Once power is restored:

A breaker or GFI may be tripped and needs to be reset
Resetting a breaker & Resetting a GFI
If still having problem, submit a maintenance request on the Members Page .

A water outage can occur if:

A crew is repairing a drinking water pipe nearby and have to turn water off. Occasionally crews do not have time to notify everyone.

Steps

Once water is restored:

Run cold water from outside spigots (weather permitting) to clear trapped air and discolored water from plumbing.
Remove aerators from faucets (looks like grill where water comes out) by hand or jar opener.
Run cold water from inside faucets and bathtub spigots until water is clear or up-to 15 minutes.
If water doesn't clear up within 15 minutes, call 311 or 704.336.7600 for assistance.
Our maintenance team may need to flush out water heater according to manufacturer's website or owner's manual if needed (if you experience cloudy or discolored water when running hot water). Let our team know by submitting a work order on Resident’s Page .

Trash & Bulk Trash Pickup

Regular trash pickup schedule is located here .

Trash left curb side that is NOT inside the designated city bins will not be picked up and potentially leave the house and yourself up to HOA and City Ordinance violations and fines. However, you can schedule for the city to pick up trash via a convenient online portal .

Enter your address and desired items to drop off and the city will provide instructions on picking up the items as well as the designated dates.

What should I do on move out day? Is there a move out inspection?

Please remember that you must submit your move-out date through the Member Portal.

We’ve enjoyed having you! This is the simplified list of items to be done to ensure your space is Move In Ready for the next person:

Vacuum carpet floor or sweep and mop hardwood and vinyl floors where appropriate
Ensure you take any personal items from:
Bathroom cabinets, shelves, and drawers
Removed personal items from common closets, storage areas and garage
Remove and clean designated kitchen shelf, pantry, or related space
Clean tub or shower, particularly floor and glass
Patch any holes in walls
Remove personal food from all refrigerators
Take pictures of areas when done and submit in the Member Portal

Additionally, as per the lease, carpets in the room must be professionally cleaned. We have a contract with Clean Free Carpet where they will typically do a room for $99. You can call or text them at 704-890-2204 to schedule a cleaning. For hardwoods or laminate flooring, sweeping, and moping is usually sufficient.

Last, we recommend for everyone moving out in advance to register a forwarding address with the USPS to ensure seamless services. This link will enable you to do so easily on your electronic device of choice. https://www.usps.com/manage/forward.htm

On your scheduled move-out day, please remember to do the following:

Clean your room
After cleaning, please take at least two photos of your clean room and key location. Upload those photos to your dashboard (see below).
If you have a physical key, leave it in the room

Which room is mine? The day before move in our team will send you the move in codes for your house’s door as well as your bedroom door. They can send via text or email, by default is texting.

Weekend Move-ins? A quick heads up as you plan your move. O ur team is not fully staffed on weekends, so if you're planning a weekend move-in, please make sure you

Have confirmed access to your unit ahead of time to avoid any issues.
We do our best to assist with weekend requests, but response times may be delayed if immediate help is needed.
For the smoothest experience, we recommend scheduling your move-in Monday–Friday between 9:00 AM and 5:00 PM.

Guests

Guest Limits : For a smooth co-living experience, we ask that guests stay no more than 3 days per month . This helps keep our spaces comfortable for everyone.
Example: If you’re planning a longer visit or gathering, please make sure to let your housemates know in advance!
Gathering Guidelines : If you’d like to host a gathering, just give your housemates at least three (3) days’ notice and get their approval.
Example: Want to throw a movie night or have friends over? A quick heads-up keeps everyone in the loop!
Sharing Access Codes : To maintain security, please don’t share entry codes with anyone, whether they’re members or guests.
Single Occupancy : Rooms are setup for single occupancy only. This helps ensure everyone has their own private space to relax and recharge.

Conduct

Respect & Cleanliness : We all want a clean, comfortable space. Please help us keep both the inside and outside of the house tidy.
Example: After using the kitchen, clear the counters and wash your dishes! And let’s all pitch in to keep the common areas free of trash.
Consideration for Others : Think about how your actions impact others. Treat your fellow residents how you’d like to be treated.
Example: Keep noise to a reasonable level and be mindful of shared spaces like the kitchen or living areas.
Respectful Behavior : Let’s always show kindness and respect. Rude behavior, foul language, or yelling is not part of the vibe here.
Example: If there’s a disagreement, have a calm and respectful conversation—no shouting or negativity.
Violence & Threats : Violence, threats, or any form of aggression will not be tolerated. We aim to create a safe space for everyone.
No Pets (Except Service Animals) : Pets aren’t allowed, but we’re happy to welcome pre-approved service animals.
No Cooking in Bedrooms : For safety reasons, cooking appliances like toasters and microwaves should stay in the kitchen.
Example: Please enjoy your meals in the kitchen, and save your bedroom for relaxation.
Quiet Time : We observe a quiet time from 10:00pm to 8:00am to ensure everyone gets a restful night’s sleep. Please keep noise levels low during this time.
Example: If you’re watching TV late, consider using headphones or lowering the volume.
Damage Responsibility : If something gets damaged during your stay, please take responsibility for it. We’ll work together to keep the space in great shape!

Safety & Smoking

No Smoking : For safety and health, smoking (including tobacco, marijuana, or incense) is strictly prohibited inside or outside the house.
Fire Safety : Candles are not allowed due to fire safety concerns. Let’s all be mindful of keeping our shared spaces safe.
Access & Security : Please don’t allow anyone you don’t know into the house. Only authorized staff and contractors will be given access codes.
No Weapons : For everyone’s safety, firearms or weapons of any kind are not permitted.
Illegal Substances : The use of illegal drugs is strictly prohibited and can result in immediate termination of your membership.
Space Heaters : You can receive approval for a space heater for your room. Space heaters must comply with safety rules
Provided Shades Only: For consistency, safety, and compliance with local regulations, all rooms are equipped with approved window shades provided by management. No other window coverings, tints, films, curtains, cardboard, foil, fabric, or any type of window obstruction may be installed or used without express written consent from management.

Utilities & Vehicles

Conserving Utilities : Let’s be mindful of our utility usage, like water and electricity, to keep things sustainable.
Example: Close windows when the heat or air conditioning is on to conserve energy.
Vehicle Guidelines : You may park one vehicle per space. Please ensure your vehicle is properly registered and doesn’t block others.
Example: Don’t park on the grass or block mailboxes—keep the parking area clear for everyone.

Payments & Miscellaneous

Payment Integrity : Please use a valid payment method and keep your account funded to avoid issues. Payment disputes can disrupt the community, so let’s keep things smooth.
Furniture & Personal Property : Please keep all common area furniture in its place and avoid removing any items from shared spaces.
Business Activities : This is a living space, not a business. Please don’t operate a business from the rental, including holding meetings or using house resources for commercial purposes.
Staff Access : Our team is here to ensure everything runs smoothly. We may enter rooms to ensure the safety and maintenance of the property.
Personal Belongings : Please keep your personal property secure. We recommend having renter’s insurance in case of unexpected events.

What is a Green Cap?

Simple answer: It’s a generous utility allowance included in your rent.

We love all-inclusive living because it’s easy. To keep it that way—and to keep our rents the lowest in town—we use a Green Cap .

How it works

We look at the last 12 months of utility bills for your house and add a 20% buffer on top. That total is your Green Cap.

99% of the time: Your house stays under the cap, and you pay $0 extra.
The "Oops" moments: If the AC is left at 64° with the windows open or a leak goes unreported, the house might go over. If that happens, the overage is simply split between the housemates.

Why do we do it?

Fairness: You shouldn't have to pay for a housemate’s 40-minute showers or crypto-mining rig.
Sustainability: It’s a small nudge to be mindful of our Earth’s resources.
No Hidden Hikes: Instead of raising everyone's rent to cover the "worst-case" utility bill, we keep rent low and only address the overage if it actually happens.

Bottom line: Treat the house like you own it, and you’ll likely never see a utility bill again.

Why this works better:

Empathy: It acknowledges that 95% of people won't have an issue.
Logic: It explains that the cap is actually protecting them from paying for a roommate's waste.
Minimalism: No complex math examples that make people reach for a calculator—just the "20% buffer" rule.

Are there rooms with private bathrooms?

The type of bathroom available with each room is clearly noted in the individual room description and will either be listed as shared or private. A shared bathroom means it is used by multiple housemates within the home, while a private bathroom is designated for exclusive use by the occupant of that specific room. Please be aware that rooms with private bathrooms are limited in number and subject to availability.

At Community Room Rental, we strive to accommodate your preferences whenever possible, but due to high demand, we recommend inquiring early if a private bathroom is an important factor in your decision.

Membership Violations Before Booking

In order to ensure the happiness and safety of the entire Community Room Rental community, Community Room Rental reserves the right to ban Members who violate a Community Room Rental rule before booking. What are Community Room Rental's income requirements?

Your income must be verified as part of Community Room Rental's application process. Applicants may choose to have their income verified by uploading supporting documents such as pay stubs, bank statements, deposit statements or award letters.

When you pass our Membership criteria and your income is verified, you will be approved for a room.

W-2 or 1099 applicants will be approved for a room rate equal to half their verified monthly income.
Applicants on SSI will be approved for a room rate equal to 2/3 their monthly income.

You can still qualify for Membership if you are on unemployment or between jobs, but you will need to pay a larger deposit equal to one month’s rent.

COVID-19 Policies

By engaging Community Room Rental for housing, you are assuming the inherent risks of contracting COVID-19 while on the premises.

If a Member has a fever 704-890-2204°F/38°C or higher), cough or trouble breathing they should seek medical care. Call ahead before you go to a doctor’s office or emergency room. As a reminder, your membership at Community Room Rental includes free access to teladoc.com.

Infected Members should:

1. Follow ALL medical advice provided by their health care provider.

2. Adhere to the isolation guidance issued by the CDC. During this time, they should also:

1. Stay in their room separate from the other household members and use a separate bathroom, if available. If a separate bathroom is not available, all hard surfaces of the bathroom should be wiped down and cleaned with sanitizing wipes or household cleaning supplies after every use by the infected member. The infected Member must wipe down all surfaces of their bedroom with cleaning products at least twice a day.

2. Wear a face mask and gloves anytime they leave their room and always stay at least 6 feet away from other household members.

3. Use cleaning supplies to thoroughly clean all hard surfaces after using the kitchen. The infected member should use the same set of utensils while sick and wash them thoroughly after each use.

All House Members should:

1. Adhere to quarantine and isolation guidance issued by the CDC.

2. Wash their hands often with soap and water for at least 20 seconds, especially after they have been in a public or shared space, or after blowing a nose, coughing, or sneezing. If soap and water are not readily available, use a hand sanitizer that contains at least 60% alcohol. Cover all surfaces of hands and rub them together until they feel dry. Avoid touching eyes, nose, and mouth with unwashed hands.

No visitors are allowed in Community Room Rental homes until further notice.

If a Member has any questions or concerns, they should immediately contact their state or local health department or healthcare provider.

Heating and cooling costs account for 45 percent of the average home's energy tab. To save energy at home, we seal gaps and cracks in the attic and basement and around windows and doors, and make sure our home insulation levels exceed local codes.

Leaf Burrito

Tarps are not sustainable. That’s why we stopped using heavy, bulky, petroleum- based giant-tarp methods of collecting & hauling yard debris, and moved to a much more efficient and safer component-oriented method using multiple burritos. No more replacing tarps annually by our maintenance team. Landscape to Save Energy

When you think of energy efficiency, most don’t realize you can save energy at home with landscaping. We plant deciduous trees on the south and west sides of house when possible. In summer, the leaves will shade your house; in winter, the bare branches will let the sun through for added warmth. Zero scaping, using only local plant species, and low water usage grasses is always top priority.

Add a Ceiling Fan

Ceiling fans are a great way to conserve electricity year-round. They are economical and efficient, and they use about the same amount of energy as a 100-watt light bulb. In summer, our fans are set to spin counterclockwise, then our smart thermostats set the temperature a few degrees higher to save as much as 40 percent on cooling resources. In winter, we switch fan blades to spin clockwise and save up to 10 percent on your heating resources.

When you submit your move out date, make sure to also ensure your account information is loaded in the portal. We only return deposits via the portal once the room is inspected, which usually takes a week minimum.

Once the room is inspected by our team, they will take photos and upload to our system to provide transparency as to our findings. If all is in good standings, you will receive your Membership Agreement deposit back within days, minus the $100 turnover fee.

Some of my items are missing or stolen. What should I do?

We understand that co-living can sometimes be challenging. At times, you'll run into problems with your housemates. Common problems include:

Food being eaten by another Member
Messiness by another Member
Rudeness from another Member

It is not unreasonable (although it is uncommon) to find 2-3 people in a house that at best get on each other’s nerves and at worse don’t get a long. A vast majority of the time when people don’t get a long in a house it comes down to them not getting off on the right foot. Maybe one person doesn’t know the rules well and oversteps boundaries, makes a joke that lands poorly, or was just in a bad mood that day. And maybe it hits the other person in an egregious way and both parties throw up their hands saying “I can’t live with him”.

This is why we established the Resident & Guest Commitments in the lease.

Rule 1: Be a good friend - asserting someone did something wrong without proof, calling names, course language, making treats, harboring issues for months, not finding common ground, and generally making someone else in the house feel unsafe in any definition is not a good way to be a friend.

Rule 2: Expect conflict to happen - to think there is never conflict in the house is wrong; conflict is inevitable in life itself. It’s what you do when conflict happens that's important. But just because there is conflict doesn’t mean it has a purpose or intent to damage you. Conflict is a path to resolution.

Rule 3: Engage - When someone breaks Rule 1, don’t expect the worst. Engage the other person immediately (don’t harbor for months) to understand more about it, where they’re coming from, and give that person the opportunity to apologize or make amends if needed.

Examples:

Hey, I feel that we didn’t get off on a good start and that’s not what I’m looking for. How can we reset this situation between us?
Hey, I think when I said/asked X in the kitchen, I was assuming too much, overstepping boundaries, or just reacting. I’m better than that I’m sorry. How do we restart?
Hey, I sometimes the way I live my life or how I come across in life throws people off and I’m aware of that. How can better start off good footing?

We encourage our Members who might be having problems to talk it out with their housemates. Most people are just unaware of their actions and how they are impacting you and most of the time a simple conversation can solve the problem.

If you've tried working it out with your housemate but the problem is persisting, please submit Member Feedback for our team to begin investigating.

Who cleans the home?

The Members of the home are responsible for cleaning and purchasing cleaning supplies for daily cleaning needs. Talk to your housemates about a cleaning schedule and how best to share this responsibility and cost.

In general, a clean home means:

Kitchen

The sink is always empty and the stove is always spotless.
Every time you use a dish, pan or utensil, clean it, dry it, and put it away. Want to soak something? Heat it up and clean it instead.
Clean up any splatters on the stove immediately. Put away pots and pans that aren’t in use.

Bathroom

Shared bathrooms must be always kept clean.
No foreign objects may be thrown in the toilets or sinks at any time. This includes, but is not limited to, feminine products, wet wipes, packaging, dental floss, and hair. Fixing clogged toilets and sinks can run to several hundred dollars and these costs will be passed through directly to members.

Trash

All trash must be thrown in the proper receptacle. Please take out trash before the receptacle gets too full.
All trash must be placed in the proper outside trash bin. Outside trash bins need to be pulled to the curb on trash day and pulled back to the home after pickup.
City trash collectors will NOT take any refuse left outside the designated city bins.

Members not able to abide by these rules is subject to the Three Keys policy.

Parking at your Community Room Rental

Most Community Room Rental homes come with a variety of places to park, including a driveway, a carport, garages, or street spots. Please note that there are no assigned parking spots. Each property has at least one vehicle parking spot available for each house member from the options above.

If a Member brings a vehicle, the following rules must be followed. Violations of these rules are subject to our Three Keys Policy and/or towing.

Members are allowed only one vehicle at a property and must register this vehicle with Community Room Rental.
Vehicles must be properly registered with the state.
Guest vehicles are relegated to street parking only.
Parking priorities are first to park in your house’s driveway, second in front of your house, and third anywhere on the street that is legal (not blocking another driveway or mailbox)
Parking is done on a best efforts basis meaning tenants are not responsible for actively moving cars when another tenant leaves; however when you come home, park in the priorities noted above.
There are no saved spots nor spots delegated by seniority of membership.
Tenants are prohibited from blocking spaces from others to use. This includes but is not limited to placing cones (barriers) to hold a spot, taking up two spots with one vehicle, blocking others from using the full parking pad, etc.
Designated parking spaces can be rented at an additional charge. Contact our offices at Residents@CommunityRoomRental.com .
Vehicles cannot block other vehicles, mailboxes, or trash bins. Members cannot park on the grass or in the yard at their Community Room Rentals. These areas are no parking zones. When parking in the driveway, Members should make sure their vehicle does not touch a neighbor's property. Vehicles that are abandoned or blocking access will be towed at the Member's expense.
Members are not allowed to do work on their vehicle at a Community Room Rental, other than changing a flat tire.
If a Member’s chosen to park behind another member, that person is responsible for moving their vehicle at the request of the aforementioned Member at their request within 15 minutes.

Why can't I change the temperature on my thermostat?

As part of the Membership Rules, Thermostats are programed to adjust the temperature automatically always between 69 and 71. Members of the house have the ability to change these automatic settings within a degree or two temporarily. This rule is in place to ensure that utilities are managed responsibly and that no extra costs need to be passed on to Members.

However, we understand that may prohibit your room from being your desired temperature. We make the following recommendations to address:

Make sure your windows are closed and locked securely. Many windows are double-hung and open from the top and bottom and bedroom blinds may hide a window opening gap. Be aware of this.
If you see a gap around the window, let maintenance know.
Ensure that the vents to your room are open; some are on the floor and others on the ceiling. Preferable to keep all vents open to ensure proper flow of air.
When possible, leave your room open to circulate air flow through the house, especially if the rest of the house has a temperature more to your liking.
Try to avoid blocking air flow from around or under your bedroom door. Air circulation is important to proper temperature.
If desired, you can receive approval for a space heater for your room. Space heaters must comply with safety rules:
Certification: Make sure the heater you buy carries a safety certification label from an independent testing organization, such as the UL mark, the ETL label from Intertek, or certification from CSA International.
Shutoff features: A smart sensor that automatically shuts off a heater when it overheats is a must. You’ll also want a tip-over switch that does the same if the heater is knocked over.

If you feel that the thermostat or the heating/cooling system in your home is malfunctioning, please submit a Maintenance Request.

What is considered an emergency? When should I call 911?

While we want to know about any issues in your home, always call 911 first for emergencies. An emergency is:

When you feel as though you are in IMMEDIATE danger
When you feel as though someone in your home may be in IMMEDIATE danger
If there is an emergency in your home that requires IMMEDIATE assistance (a house fire, a break in, etc.)

If the situation is not an emergency as noted above and there is a complaint/concern about a fellow tenant, you can utilize the Feedback Tool of the 3 Keys module.

Help! I've got to the home but the lock won't work.

For security purposes, the lock codes for Community Room Rentals are not activated until a Member's move-in day. On your move-in day, the code listed in your lease will be activated OR you will receive a text to download the Yale app to provide access to your door(s).

A lock can often be tricky to figure out the first time you use it. Here are a few tips to try when the lock code is not working.

Double check the codes provided in your lease.
Pay attention to the instructions as some doors require the numerical code as well as a # or check mark character on the lock.
Room Door: Enter the code and wait for a long beep (SohoMill) or the sounds of the door unlocking (Yale). Then turn the knob to the right. If that doesn’t work, repeat the previous instructions but turn the know to the left.

If you are still unable to access the home or your room:

Text Member Services. Describe the problem and send a photo or video as applicable. Please allow Member Services 30 minutes to respond. In almost all cases, Member Services will be able to remedy the situation in a reasonable amount of time.

You can cancel your move-in through your Member Portal. Please Note: Refunds will be issued based on the day and time of your cancellation. Refunds will take at least one week to process.

There is no penalty for moving out in the last 30 days of your commitment term since you’ve paid your dues in full.

Early termination results in a 2-month penalty and forfeit of deposit. If the penalty is paid before moving out, Members in otherwise good standing are eligible for their deposit return as per the terms of the Membership Agreement.

Desired termination date (reminder that it must be at least 30 days out).
Reason for need to terminate commitment (i.e. job relocation, family, etc). Depending upon the situation, our team may offer assistance.
Preferred manner to settle breakage fee (Zelle and Venmo accepted) or a short term payment plan of up to 2 months.
Forwarding address (if known).

In all cases, refunds take at least one week to process. Members wishing to cancel a move-out may do so if the cancellation occurs before their scheduled move-out date.

Refund Eligibility

Community Room Rental members pay by the month. If you choose to move out in the middle of a monthly contracted term, you will NOT receive a refund for the remainder of the term. You will only receive a refund if you have prepaid more than your current period. The refunded amount will be only for any prepaid days outside of the current due’s month.

The room is occupied
The home's listing details on the platform are incorrect

Members must make good faith efforts to remediate the problem by following these steps.

After your application is approved , you can proceed with a Zoom (remote) interview to help answer any lingering questions you may have. Afterwards you are sent your lease and payment instructions. In general, the entire process can take 48 hours to complete.

Community Room Rental provides move-in support during the hours of 9:00am-5:00pm EST, M-F. We highly encourage Members to plan to move-in to their home during these times. While most move-ins are quick, we recommend that you allot several hours for your move-in, just in case.

Move-ins that are made outside of these hours are not eligible for a refund if issues arise.

Can more than one person be assigned to a room?

I need to move rooms. How do I transfer to another Community Room Rental unit?

Community Room Rental has a whole network of rooms available for you to transfer to at any time.

If you signed any minimum commitment, you are eligible for one free transfer within 14 days of your first move-in. Your move-in fee will be waived, but if there is a change in room cost, you will be responsible for the price difference.

For all other transfers, you will be charged the home's new move-in fee as well as a one time transfer fee.

In all cases, you must have a $0 balance to transfer.

We are a pet-free community to ensure the comfort of all residents. However, we fully comply with Fair Housing laws regarding Service Animals and Emotional Support Animals (ESAs). If you have a qualified need, please

Certified Service and Emotional Support Animals are not considered pets and will be allowed in Community Room Rental homes, if approved. Service and Emotional Support Animals MUST be registered with Community Room Rental before you begin your Community Room Rental stay. To begin the approval and registration process for a certified service or emotional support animal, please contact Community Room Rental prior to booking a room. The following rules apply:

Documentation must be sent at least 4 days prior to move-in date. You will need to provide Community Room Rental with the following:
Proof of service or support certification
ESA owners must have a valid ESA letter from a licensed mental health professional within the past year.
An ESA letter is considered expired if the health professional who originally wrote it can no longer validate it
Record of rabies and all relevant vaccinations
Please note:
Only 1 registered animal per Member is allowed at this time.
Registered animals must be older than 6 months.
Registered animals must be always leashed or crated and with the Member.
The Member is responsible for cleaning up any messes and paying for any damages related to the registered animal.
The registered animal must not produce excess noise.

Self-Employed or Contractor

If you are self-employed, you can submit bank statements that show the deposits you've received.

If you're a contractor for Uber, Lyft, Instacart, DoorDash, etc., you can download and submit your payment information from the app. You can also submit bank statements showing the deposits you've received.

Unemployed

If you are collecting unemployment, you can submit your most recent unemployment award letter. Applicants on unemployment will need to pay 8 weeks of Membership dues up front and are limited to booking rooms with a weekly rate under $150.

Applicants who are between jobs and not collecting unemployment will need to pay 3 months of Membership dues up front and are limited to booking rooms on a short-term basis.

Members cannot run a business out of the house (i.e., massage therapist), however working from home is not included. Many of our Members have offices uptown or in other parts of the country and work remotely. We embrace the new mobile/Gig workforce!

Some employers and online programs will require a wired connection to the router. Running an ethernet wire through the house is a liability, so instead we suggest the solution of a Powerline Gigabit Port . Most popular one used is by NETGEAR, however there are many manufactures for this technology that uses existing electrical wiring to extend internet access to any room.

Can I get my own cable or internet for my room?

Personal Interviews

We personally interview each prospective tenant to make sure that they meet the criteria of being a quality house mate. We seek professional, driven individuals who appreciate the value of other quality people. You are who you surround yourself with, so let's ensure they are aligned to your goal-oriented lifestyle.

Background Checks

Each tenant is additional screen with a background check, weeding out those with a criminal record not conducive for a shared environment.

Keyless Entry

All exterior doors, in addition to being reinforced, are fitted with digital locks that are monitored and can be recorded quickly. This addresses concerns about house mates copying keys and handing out or even sharing their code with someone else.

Bedroom Locks

Bedroom doors are also equipped with individual digital keypads and locks. Each tenant has a code individual to him or her that can also be monitored, changed as needed, and secured from others.

House Rules

Living with others should be focused on creating and maintaining high expectations. Not only of others, but ourselves. We find this is a common breakdown in community life so we remove this obstacle by establishing house rules, or as we call them, House Commitments, that simply sets good expectations in advance of how we want to take care of the house together as well as how we want to take care of each other together.

Security Cameras

The common space of the house has a security camera to help us all inspect what we expect. The most common area a house dynamic breaks down is in the kitchen; dishes piled up, trash not taken out, stove messes left behind. Although our cameras are not monitored in real time, it enables us to help tenants keep each other accountable on maintaining the high standards we all agreed to in the House Commitments.

Smart Lights Lighting

Let's paint the picture. You come home at night, it's dark, you pull up in the driveway and your environmentally conscious roommate turns off the porch light. You have the joy of walking in the dark to your door. OR.... If you're a part of our community, you pull in the drive, grab your smartphone, and turn on the front light as well as the living room light so you have safe easy access to your home. This includes everything from personal interviews to background checks, to house expectations and so much more. The standards to be a Member of our community is higher than what you’d find at any apartment complex, AirBnb or the like.

Additionally, we provide bios of all your housemates if desired so that you get an idea of who they are, mix of men and women (all houses are co-ed), ages, and what they do for a living.

Lastly, we also provide the ability for a one-time transfer to another location.

Can I tour the place in person before I move in or sign a lease?

We provide 100% guaranteed and accurate pictures, descriptions, and 3D walk-throughs of the locations . We received overwhelmingly favorable reviews as it made the entire process easier. If upon arrival you find the location significantly different than advertised, we will let you out of your lease without penalty. Nothing to lose in this regard.

We also provide the ability for a one-time transfer to another location.

If you do require a walk through before move in, we can provide a courtesy meeting with a fellow tenant to show you the space after your application has been submitted and approved.

To apply to be a member, we require an application fee and the information needed to run your background check and verify your income. You will need to meet our Approval Criteria to be granted Membership.

We understand that viewing and ultimately booking a room rental is a new concept to many so we thought we’d break it down for you in 3 easy steps:

1. People usually start with wanting to know “What Is Currently Available”. You can go to our Availability page and browse through our different openings, searching by different criteria like price and move in date. On this page, you can scroll through a property’s pictures as well as see the pricing and availability. When you’re ready to look deeper, click on the unit to drill down to the property details. Scroll down and you’ll see a link to the 3D tour

2. Touring the property. It looks like a video, but it’s actually an interactive layout of the house. Use these circles to move around, click the blue buttons for notes about certain parts of the house, as well as use the ruler to measure the size of rooms.

Will you report my membership payments to the Credit Bureaus?

We currently report payments to Equifax and TransUnion via a third-party service provider, Esusu Financial.

Why do you report membership payments to the Credit Bureaus?

Community Room Rental reports Membership payments to help our Members build their credit histories and improve their credit scores. Through our Esusu partnership, over 2,700 Members have established a credit score for the very first time. 95% of Community Room Rental Members have seen an improvement in their credit. The average score increase of those Members was 40 points.

How will my membership payments appear on my credit report?

Community Room Rental will appear as the reporting data furnisher on your Equifax credit report. Esusu Financial will appear as the reporting data furnisher on your TransUnion credit report.

How long will it take for my membership payments to appear on my credit report?

Esusu reports payments to the bureaus monthly, and the bureaus factor that data into credit scores after completing their own quality control reviews. It typically takes between 2 to 8 weeks before a member’s reported payments will appear on their credit report.

How much will my credit score change due to membership reporting?

It is impossible to promise or predict a certain score increase because every person has a unique credit risk profile, and multiple factors impact a person’s score. That said, below are some generalizations to keep in mind:

People who verify 2 years of payment history and who already have established credit could potentially see an increase of 25-50 points if their payment history does not contain any late payments.
People who do not have a credit score at all could potentially jump up to the mid-600s by adding 2 years of payments to their credit file.

What should I expect from Housekeeping?

Everyone in the house contributes equally a month to Housekeeping service that contributes to taking care of the common areas of the house. They do not go into bedrooms. See also How often will my location be cleaned.

When taking care of a household, cleanings are broken into two categories:

Immediate (household responsibilities)- Common household items to be done same day:

Cleaning dishes, running dishwasher, emptying dish racks and dishwasher of clean dishes
Emptying trash
Cleaning food debris and crumbs from counters
Picking up or cleaning anything in the house so that it doesn’t become someone else’s problem or responsibility

Long Term (Housekeeper’s responsibilities)- Deep clean items requiring less frequent attention:

Bathroom cleanings (sinks, mirror, toilets, showers/tubs, etc.)
Sweeping/mopping floors
High and low dusting (ceiling fans and baseboards)
Deep clean of pantries and cabinets

At every visit, Housekeeping will leave a checklist of items (below) completed so the house knows what has been completed.

Additionally they will re supply fundamental items:

1 roll of toilet paper for common bathrooms
1 roll of paper towels for the kitchen
Refill liquid dishwashing (sink) soap
Replace 2 kitchen towels

Why did I get a late fee?

To avoid a late fee, your balance must be $0 by the end of your Dues Day (most are due on the first, late by midnight of the 5th).

A late fee of $50 is added:

When your Membership payment is late (payments are considered late when they are paid after your Dues Day)
If you carry a balance (even if you paid your dues on time this billing period, a late fee will be applied if you still carry a balance from a previous billing period, including late fees)

Your recurring Dues Day is determined by the settings you chose during the booking process (most are due on the first, late by midnight of the 5th).

What happens if I have an outstanding balance?

 Payment Application Policy : Please note that any payments made are applied to your ledger in a specific order: first to any outstanding administrative fees, parking fees, and utility charges, and lastly to rent.

Notice regarding Parking : Non-payment of the monthly parking fee will result in the vehicle being classified as unauthorized. Unauthorized vehicles are subject to towing at the owner's expense in accordance with N.C.G.S. § 20-219.2. If a partial payment is made that does not cover the parking fee, the vehicle remains subject to towing.

While we understand that there are times when everyone gets behind, there are several important things to note about carrying a balance with Community Room Rental.

Balances under $299

If you carry a balance past your Dues Day, a $25 late fee will be applied to your account on every billing cycle that you remain behind (see, fee? For more information).
You will receive automated communications concerning late fees and payments. Our Collections team may also call with reminders to pay your balance.

I locked myself out of my room, what should I do?

If you have already gained access to your room from move in, then go through the following. However, if you are not able to gain access from move in, contact our office for assistance.

Community Room Rental uses two types of bedroom locks:

SohoMill

If your battery is dead (keypad is not lighting up), see the instructions for a dead battery.

If your door lock is malfunctioning (i.e., keypad malfunctions), submit a maintenance request .

If the door lock is malfunctioning and this is an emergency, Members can opt to call a locksmith to access the room and submit the invoice to our Membership Committee for review and potential reimbursement.

Yale

If your battery is dead (keypad is not lighting up), see the instructions for a dead battery .

If you left your phone in your room and can’t access it to utilize Bluetooth to open your door, ask another house Member to contact support and we can open the door remotely. At that time, you MUST access your phone and message support your concurrence.

If your battery is low or dead on your yale lock, you can place a 9V battery at the bottom of the lock on two protruding nodes. This will supply power to complete the function including inputing your entry code. Make sure maintenance changes your batteries as soon as possible.

Locked out of Room - Dead Battery

If your battery is going dead on your unit, it will give an audible beep different from when opening the door . Submit a maintenance request to change the battery. Once the low battery notification occurs, the battery will usually last for another 2-4 weeks before completely exhausting the battery.

If you are without power (batteries dead), you should have a battery pack in the house. It plugs into the bottom of the doorknob to supply temporary power for entry. If you are unable to locate one in the house, submit a maintenance request to change the battery.

Community Room Rental has updated some internal locks to the remote functioning Yale locks. These locks verbally say “low battery” when they are getting low. When this occurs, submit a maintenance request to change the battery. When battery is low it will usually still function between 2-4 more weeks from the initial notification.

If your battery has already died, you can place a 9V battery at the bottom of the lock on the two nodes found. This will provide power to the lock to allow you to utilize it fully.

Also be aware that a low battery may prevent proper functioning of the codes, including your entry code. If you can not get into your unit because the code isn’t working, make sure the battery is fully powered with new batteries or a 9V as indicated above.

Can I request a new bedroom door code?

Community Room Rental uses two types of bedroom locks:

Yale

SohoMill locks need to be programmed on site by our Maintenance team. We will program a new code without cost if the code has been compromised in some fashion. If not, there is a $50 reprogramming fee

Yale locks are managed by the Yale app a member is given at move in. The Member can use the app to setup their own code or our team can provide a new code remotely upon request.

We are a keyless community. The only keys are master keys for our maintenance team. Access to the front door of the house as well as the bedroom is all digital.

Community Room Rental uses two types of bedroom locks:

SohoMill

Yale

SohoMill locks are programmed remotely to activate via a code supplied the day your lease begins. The code is created by our system and supplied on the first page of your lease.

Yale lock access is provided via an app that is sent directly to your phone. Using this app (via Bluetooth), you can access your designed room as well as the external doors of the house.

Internet Not Fast Enough, I Work From Home, I Need A Wired Connection

All houses have a Gigabit Fiber Internet connection coming into the house. At the time, this is the fastest service available in the area for residences. Wired speeds are up to 100 MBPS

This should be plenty for most house needs including emailing, internet surfing, social media posting, HD Streaming, etc.

In certain situations this may not not provide enough bandwidth for data intensive needs such as gaming, video, or 4K streaming. There are two ways to tap into a faster signal.

4/5G Wifi Internet

Each house should have two bands for Wifi, noted by the name of the house. You should either see a second line that has your house name and 4G behind it. This will give you faster speeds at shorter distances (i.e. won’t work outside). If you only see one Wifi setting with your house’s name, your house has auto switching and the router will choose the best path for the data you need.

Wired Internet

If 4G Wifi does not resolve your issue, you can look to install a Powerline Gigabit Port. Some employers and online programs will require a wired connection to the router. Running an ethernet wire through the house is a liability and thus not permitted (it will be removed without notice). Instead we suggest the solution of a Powerline Gigabit Port. Most popular one used is by NETGEAR, however there are many manufactures for this technology that uses existing electrical wiring to extend internet access to any room for a direct connection.

How do members pay rent?

All Members are provided free access to our Online Portal from the beginning of the Membership process. In the portal is where a prospective member would pay any application fees, sign their lease, make maintenance requests, as well as pay monthly rent.

There are a couple of options for paying rent:

· Credit Card – requires a 3.5% fee

· eCheck (ACH or direct debit) - FREE

Either path is up to the member but we encourage eCheck as that is a free option. All credit/debit card fees go to the network and are not part of Community Room Rental’s income.

What does the Online Portal provide for Members?

· Submit proof of renters insurance

When logging into your Online Portal, you will see options to Pay Rent as well as Submit Maintenance Request .

In the Maintenance Request section, note the item you are experiencing issues with, providing any pictures or videos to help our technicians troubleshoot in advance and show up prepared to resolve the item.

Once submitted, our team will triage the item within 24 hours. If it can be resolved via text or email, our team will reach out immediately with pertinent next steps, including instructional videos.

If we cannot resolve the item immediately, we will pass your request to our Maintenance Team or an appropriate vendor. Once either of these two receive the request, they will schedule a time via the portal.

Once the maintenance item is addressed, our main office will close out the request. If you feel that the request was not completed to your satisfaction, submit a new request where it will be given priority as a re-request.

Internet Connection Down

We work to empower our Members to troubleshoot and address downed internet issues themselves. This prevents the delay in sending out our technician:

1. Power cycle AT&T Gateway - unplug router and modem, wait 60 seconds, let them reboot and see if that fixes it. DO NOT reset router to factory settings as it will lose all programming.

2. Check cables and make sure everything’s connected.

3. If all that fails, call AT&T support 704-890-2204. Just need to provide your address.

4. We can't trouble shoot from our side unfortunately. If still having problems, let us know and we can come out the next day to fix it or dispatch a technician.

Alternatively, if you’re rather have our maintenance team address it, you can submit a Maintenance Request and your internet issues will be placed in the next available time slot.

We’re looking for kind, independent, responsible, and respectful Members who are open to living in a shared community.

The information that we collect during the application process is used to determine your eligibility for Membership at Community Room Rental. An applicant must meet the following criteria to be offered Membership.

Applicants must be aged 18 or older.
Credit score above 650, no evictions in the past 3 years, and must not have excessive late payments or charge offs. Credit score’s below 650 may require a higher deposit.
All Applicants will undergo a criminal background check. Applicants with felony convictions in the last 7 years will require additional review by Community Room Rental.
Applicants cannot have more than two evictions in the last 7 years.
Applicants will have their identity verified by a third-party provider.
Applicants must provide a valid US ID.
Applicants must have a valid social security number (SSN) OR individual taxpayer identification number (ITIN).
Applicants must show proof of income or be required to pay Membership dues up front. Please see What are Community Room Rental's income requirements? for more information.

Community Room Rental aims to make the application process as easy and quick as possible. While some applications can be processed instantly, others can take 2-5 days to be processed. Uploading all necessary documentation (especially proof of income) will speed up the process greatly.

Will Community Room Rental pull my credit during the application process?

What is Community Room Rental’s policy on violence inside of the home?

At Community Room Rental, the safety of our Members is our number one priority. Community Room Rental takes violence very seriously.

Community Room Rental will utilize the following procedure in cases where violence is reported in a home:

Community Room Rental will triage the immediate report by reminding Members of the following:
To immediately call the police if they feel that they or someone else is in danger
Of their ability to file a TPO (Temporary Protective Order) with the county
Of their ability to transfer to another Community Room Rental home
Once you Fill out the report , Community Room Rental will alert Leadership of the reported incident to determine any of the following:
Recommend Termination of the Membership of any Member at the property
Offer impacted Members financial concessions or a free transfer to another one of their Community Room Rental properties
In addition, Community Room Rental:
Will terminate the Membership of any named Member in a valid TPO (paperwork must be provided to Community Room Rental by Member it is issued to)
Will determine if any further action will be taken on our part after an internal review

If a Membership is terminated due to our violence policy, the Member will be unable to return to Community Room Rental.

What should I do if I see a Community Room Rental rule being broken?

At Community Room Rental, we want Members to feel empowered to help correct rule violations in their home. If you see a Membership Rule being violated, we recommend pointing out the violation first. Many times people are unaware of their impact to you or others and a friendly reminder is all that’s needed.

We created this video to help illustrate how to engage in Healthy Conflict with a fellow housemate and the value in doing so.

Alternatively, you may now submit a rule violation report in your Portal. Fill out the report and include any photo/video/audio evidence you may have.

Community Room Rental Support will then handle your report in accordance with our Three Keys Policy. Please allow up to 48 hours for a response to your report.

Fines and costs for violations of the Membership Rules

Violations of Community Room Rental's Membership Rules can result in fines and charges for damages incurred.

Most fines will be issued to a Member upon receipt of a second key removal (see, Three Keys Policy for more information).
The cost for damages, failed payments, utilities abuse and towing will be passed onto the Member regardless of the amount of key removals they have received (capped at $500).
If it is clear that a rule violation has occurred in the home but no Member is identified as the responsible party, fines, charges and damages may be imposed against the entire house. Members billed during this process may appeal the charges by emailing info@CommunityRoomRental.com.

Three Key Policies

It is important for the happiness and safety of the entire Community Room Rental community that all Members adhere to the Membership Rules . A violation of these rules is subject to our Three Keys Policy.

What is the Three Keys Policy? The Three Keys Policy is our Membership rule violation policy. When Members join Community Room Rental, they have “three keys” by default. Each time a Member violates a rule, a key is removed. If a Member loses all three keys, their Membership is terminated and they will be asked to leave their Community Room Rental within 48 hours.

How do I lose a key? When Community Room Rental is notified of a potential rule violation, we look to the Leadership Team other Members in the Community Room Rental for verification. If a rule violation can be verified through either documentation or Member statements a key is removed.

What happens if I lose a key ? Here are the consequences each time a Member loses a key:

First Key Removal: At the first key removal, Members will be reminded to review Membership Rules. Members will also receive an SMS and/or email message informing them of the key removal and corresponding rule violation.
Second Key Removal : At the second key removal, the Member will receive a fine for the rule violation. See Fines for violations to the Membership Rules for specific dollar amounts. Members will also receive an SMS and/or email message informing them of the key removal and corresponding rule violation. They can view their keys on the Member Portal.
Third Key Removal: At the third key removal, the Member will be terminated. Their termination will be scheduled within 48 hours of the third key removal and the Member will be notified via SMS, email, and phone call. The Member will be banned and is unable to return to Community Room Rental.

Can I gain back a lost key? In some instances, Community Room Rental may choose to re-issue a removed key. Particularly in situations where the Member goes above and beyond to make amends.

Important Exceptions It is important to note that any rule violation involving criminal activity is subject to immediate termination outside of the Three Keys Policy. Members who have a TPO issued against them by another Member of the household will be terminated immediately. In addition, Community Room Rental will enforce a separate policy for rule violations involving violence. What is a TPO and how do I file one?

A Temporary Protective Order (TPO) is a court ordered document that may prevent an accused person from residing near the person that the TPO is issued to. Should the accused person refuse to vacate after the TPO is issued, law enforcement/marshals will usually remove said person from the premises.

Due to the nature of co-living, there may be times when a Member feels it necessary to file a TPO against another Member.

TPOs are filed through the county in which the accused person lives. A good way to find instructions for filing a TPO in your specific county is to call the Clerk of your Magistrate Court. If the filing is accepted, TPOs are generally issued on a provisional basis for a period until the parties can present their arguments before a judge. After this hearing, the judge will decide to either lift the TPO out or make it permanent.

SEEKING A TPO IS A VERY SERIOUS MATTER THAT AFFECTS THE LIFE OF AN ACCUSED. FILING A TPO SHOULD ONLY BE DONE WHEN YOU HAVE A GOOD FAITH BELIEF THAT YOUR SAFETY IS IN JEOPARDY. IN MANY JURISDICTIONS, THE FILING OF A FRIVOLOUS TPO MAY BE A CRIMINAL ACT AND OPEN YOU UP TO CIVIL LIABILITY SIMILAR TO FILING A FALSE POLICE REPORT.

Per our violence policy, Community Room Rental will act on TPOs signed by a Judge in the following ways. Please note that it is the responsibility of Members to provide Community Room Rental with any TPO paperwork to be actioned on.

If a TPO is issued, Community Room Rental will terminate the Membership of the Member named in the TPO. That Member will be expected to vacate the property.
If the TPO is subsequently lifted by the Judge, Community Room Rental will reinstate the Membership of the Member named in the TPO. Please note that the Member’s original room/home may no longer be available to book.
