Income must be verified as part of the application process.
In general, applicants should show verified gross monthly income of at least 3 times the monthly room rate.
Income may be verified through documents such as:
- Recent pay stubs
- Bank statements showing recurring deposits
- Direct deposit records
- Employment verification
- Offer letters with employer validation
- Award letters
- Social Security / disability documentation
- Self-employment or gig-work deposit history
- Student/intern documentation, when applicable
- Cosigner documentation, when applicable
A one-time payment, tax refund, or bank balance by itself does not usually count as recurring income.
Applicants who do not meet the standard income requirement may still be reviewed if they have a qualified cosigner, verified student/intern status, documented financial support, an employment offer with employer validation, or another approved exception.
Prepaid dues may be considered in some cases, but prepaid dues are not a replacement for having verifiable income or an approved support structure.
Students and Interns
Students, interns, and applicants with limited income history may be considered with supporting documentation, such as:
- Enrollment verification
- Internship offer letter
- Employment offer letter
- Qualified cosigner
- Student aid documentation
- Prepaid membership dues, when approved
Self-Employed / Contractor / Gig Income
Self-employed, contractor, and gig-work applicants may provide recent bank statements, app payment records, 1099s, recent invoices with matching deposits, business bank statements, or other documentation showing consistent deposits.
