We’re looking for kind, independent, responsible, and respectful Members who are open to living in a shared community.
The information collected during the application process is used to determine eligibility for Membership at Community Room Rental. Each application is reviewed based on the full file, including identity, income, credit, background, eviction history, documentation, move-in timing, and overall fit for shared community living.
To be considered for Membership, applicants must generally meet the following criteria:
- Be 18 years of age or older
- Provide a valid government-issued ID
- Complete identity verification through our third-party provider
- Provide a valid SSN or ITIN, unless otherwise approved through an alternate review process
- Provide verifiable income or an approved payment structure
- Complete credit, background, and eviction screening
- Have no disqualifying recent eviction history
- Meet Community Room Rental’s shared-living standards for responsible and respectful Membership
Credit Review
Credit is one part of the application review process.
Applicants with credit scores of 670 or higher generally qualify for standard approval if all other criteria are met.
Applicants with credit scores below 670 may still qualify, but may require additional review, a higher deposit, a qualified cosigner, prepaid membership dues, or management approval.
General credit review guidelines:
- 740+ = preferred applicant
- 670–739 = standard approval range
- 650–669 = near-standard; may require additional review or higher deposit
- 620–649 = conditional approval; usually requires a $1,000 deposit
- 600–619 = management review required
- 580–599 = high-risk review; cosigner or additional conditions may be required
- 550–579 = very high risk; management approval required
- Below 550 = generally not approvable without strong compensating factors
Eviction History
Eviction history is reviewed as part of the application process.
- Evictions within the past 24 months are generally disqualifying unless management approves an exception.
- Evictions 2–3 years old may be considered with a qualified cosigner and management approval.
- Evictions older than 3 years are not automatically disqualifying, but will be reviewed for pattern, unpaid balance, repeated filings, and current stability.
- Multiple evictions or unresolved housing debt may result in denial or additional review.
Criminal Background Review
All applicants undergo a criminal background review. Felony convictions within the past 7 years require additional review by Community Room Rental.
A background issue does not automatically mean denial, but safety, shared-living compatibility, and the nature/timing of the record may be considered.
