Your total move-in cost may include:

• Application fee: $25-$50
• Charlotte properties: $25 application fee
• Durham properties, including Dillard: $50 application fee
• Standard deposit: $500, with $400 refundable under current policy
• Conditional deposit: $1,000 when required based on application review
• Prorated rent / membership dues for the selected room
• Shorter lease-term premium, if applicable

Pricing posted on the Availability page is generally based on a 12-month lease unless otherwise stated.

Shorter lease terms may include the following monthly premium:

• 3-month lease: +$200/month
• 6-month lease: +$150/month
• 9-month lease: +$100/month
• 12-month lease: +$0/month



Additional conditions, such as a higher deposit, qualified cosigner, prepaid dues, or management review, may apply based on credit, income, eviction history, background, documentation, or overall application review.
